When seeking your next home, you find yourself reading the same trite descriptions over and over again until eventually, your eyes glaze over, and the words become meaningless.
All you are looking for is something, anything, to make one home stand out from the crowd, but without being too bizarre, obviously, and come on, how hard can it be?
Very, would seem to be the answer, until we happen upon this little gem. At first glance, it appears a fairly standard dormer bungalow...but on closer inspection, it reveals something of a Tardis, where the sheer size of the rooms on offer provides a level of flexibility that's usually associated with far larger homes and leaving you with almost too much choice in how you choose to utilise the space. Two double bedrooms or three? One lounge or two? A huge dining room, or an additional living space attached to the kitchen......and so the dilemma continues...
A drive rises alongside a tiered front lawn where the two levels are separated by a low stone retaining wall, while the drive continues past the home to the detached garage at the rear.
Passing the deep bay window on the front elevation to the fully glazed white UPVC front door, we enter into what was originally a veranda. This has been revamped and has been roofed over and windows fitted, making an attractive and useful sunroom facing S.W. as it does. Here you can sit with a cup of tea for 365 days of the year and admire the views, no matter what the weather is like!
A door at the far end of the sun room opens into the workshop, formed by roofing over the path beside the home, which leads to the rear garden and which can still be accessed by a further door to the rear. This is very handy space for either storing bikes and outdoor furniture, or use as a workshop, the uses are endless.
Returning to the front door and stepping inside, we find a wide, spacious hall fitted with high-quality wood-effect flooring, giving a light and modern feel.
On our right is the entrance to the main lounge, a generously proportioned space well able to accommodate any furniture of your choice, however extravagant that choice may be. The room is kept bright and cheerful by the light from the large picture window and this is complemented by the pleasing view across to the hills beyond. The main focal point of the room is provided by the feature fireplace and the realistic living flame electric fire it contains, giving that comforting glow that only a flame can.
Opposite here is a room where the home begins to show its flexibility. Fitted with a deep bay window overlooking the garden, this is, if anything, even bigger than the lounge, so the use to which you put it is a matter for you. However, should you actually need three bedrooms, this would offer an uncommon level of comfort, bordering on decadence.
Opposite the foot of the staircase, we find another reason for considering having a bedroom downstairs; and that is the conveniently positioned downstairs bathroom.
This has evidently been recently refurbished and is finished to an excellent standard, where the ceramic floor tiles match those of the walls. There is ample space for a suite, which consists of a unitary hand basin with additional storage beneath, a lavatory and then there's a huge walk-in shower with twin heads, the tray of which stretches the full width of the room. Warmth is provided by the heated towel rail/radiator attached to the home's central heating system.
The remaining door off the hall takes us into the kitchen, which, like the bathroom before it, has been freshly refurbished, giving a clean and modern look. There are fitted units to two of the walls, laid out in an 'L' formation and providing all the storage and worktop surfaces you could realistically need. A large window looks out over the generous and private rear garden.
On the other side of the room is a large open archway leading into what I initially took to be the dining room, but to be honest, I was taken aback by its sheer size. Yes, it would make a fabulous dining room if you regularly played host to dinner parties of a dozen or more guests and had a suitable array of ancillary furniture to fill the still available space! But then, the penny began to drop. Taking the size of the arched entrance as a clue, it is perhaps better to treat this room as more of an extension of the kitchen, opening up to the idea of an open plan living area.
Alternatively, the room would be quite adequate for a snooker table, which you could put a cover over at meals times... but maybe that is just me. As a comfortable space to spend time with friends and family however, it has much to offer, and the genial atmosphere is added to by the outlook over the tiered back lawn and the convenience of being so close to the kitchen.
Outside the back door is an area of paving that runs the full width of the building, from the drive to the rear door into the workshop. Beyond this is the twin level lawn where, as in the front garden, low retaining walls delineate the two and where there is a small set of steps connecting them. To one side of the garden is the useful storage offered by the detached garage, because after all, who puts the car away these days?
Moving to the top of the stairs, we find two doors, one on either side of the small landing. Ignoring the bedroom to our right and taking the space-saving sliding door to the left, we double back into a long passage running beside the eaves and into which access is found via a series of Hobbit doors, until the corridor opens out into the double bedroom.
After the excitement of getting here, the room could have come as an anticlimax, but nothing of the sort, as its sloping ceilings that follow the roofline give it a fairytale atmosphere and a very snug, cosy feel.
Another sliding door reveals the en-suite bathroom. This comes with all of the usual suspects that you'd expect to find; we have a vanity sink with of course, an attached and ever so useful lavatory, there is an array of storage and then joy of joys, a proper full sized bath where a long soak with a drink and a good book are the order of the day. Now, what sets this en-suite apart from the majority of its type is another sliding door....
This reveals a Jack and Jill style, and thus giving access into the adjacent bedroom, the equal of its stablemate in size. This cunning layout helps make the home even more flexible than it first appeared, and for me at least, was the cherry on the top of a rather appealing cake.

All in all, this home gives so much more than first impressions would have you believe. Far from being a standard dormer bungalow, it has been modified with flair and imagination, giving it a flexibility of accommodation that means it can be virtually anything you need it to be and finished to a standard that you would like, but rarely have the confidence to expect. On top of all that, its position on the outskirts of Buckley, close to all the necessary facilities to make life easier is a boon and you know what they say about location?.....so give Berry and George a call today, it'll be the best thing you do all day...unless you're a film star, racing driver etc, in which case, it'll be the 2nd best thing you do!
